The term “design, bid, build” describes the predominant model of construction management, in which the general contractor is engaged through a tendering process after the architect or engineer completes the designs. A construction management contract is a type of early contractor participation agreement (or “ICE”) and differs in many ways from a traditional flat-rate model. This article explains the basics. During the preliminary construction phase, a site study must take place. A site survey is carried out to find out if steps need to be implemented on the construction site. This is done to prepare the construction site before the actual construction begins. This includes unforeseen conditions such as historical artifacts or environmental problems.
